NewEraSeal™ Asphalt Sealer is a deep penetrating asphalt sealer designed to apply on dry flat parking surfaces.

It is engineered with highly complex Nano-Fusion TiO₂ Technology, ensuring deeper penetration with long-lasting protection.  It delivers exceptional performance by reducing fading and efflorescence, while protecting against oil & moisture incursion and spalling.

Use Instructions

1. Before applying: Repair any damage, remove any oil stains, and seal any cracks in the asphalt.
2. Install caulking as needed.
3. Paint any striping or directionals on the surface.
4. Perform a patch test to confirm suitability.

5. Protect all non-parking surfaces from overspray.
6. Do not dilute.
7. Apply above 45°F.
8. The surface should be dry and well cured.
9. Surface should be free of all dust, debris, oil, and tar before application.
10. Apply with roller, brush, or low-pressure sprayer.
11. Use fine-mist spray to break surface tension, then apply a second coat liberally.

Storage, Handling & Shelf Life

• Keep the container closed when not in use.
• Storage: 40°F to 110 °F.

Safety

• Keep out of reach of children and pets. Refer to the SDS prior to use.
• Keep the product away from skin and eyes. Do not swallow or ingest this product.
• Wear rubber gloves and eye protection.
• Wash hands thoroughly with soap and water after handling.
